Here's what I tell buyers who are seriously considering Valnova. The assets are real. A private filtered-water lake with a beach doesn't exist anywhere else in Ada County — that's not marketing copy, that's a fact. The Highway 16 location cuts meaningful time off the McCall drive compared to anywhere on the Eagle Road corridor. And the builder diversity gives you a comparison shopping experience that no other community in the valley can match.

The honest caveat is timing. Buying into Phase 1 of a 20 to 30 year build-out means you're betting on the developer's execution. Clyde Capital Group is a subsidiary of Clyde Companies, which is a substantial regional operation with a long track record — so the counterparty risk is lower than it would be with a smaller developer. But the Village Center, the golf course, and some of the planned schools are future-phase items. Buyers should understand what is operational today versus what is planned for later phases.
